<p>For the first time the Ottawa realtor is offering a comprehensive <strong>Home Warranty Included </strong>package on any age, style or size of living space.</p>
<p>“Most people wouldn’t buy a $10,000 used car without a warranty, but we would buy a $400,000 home without one.” said Bertrim, a sales representative with Keller Williams Ottawa Realty.*</p>
<p>“That has changed for my clients.”</p>
<p>The 12-month warranty covers up to $15,000 in unplanned repairs or replacements of built-in electrical, plumbing, and appliances like fridges, stoves, washing machines, air conditioners and furnaces.</p>
<p>“This is the first program that delivers some level of certainty for both buyers and sellers,” Bertrim said. “It actually makes my job easier.”</p>
<p>Home warranty programs, according to Bertrim, are a staple in the US housing market and typically gain sellers a quicker deal at a higher sale price.</p>
<p>“Nobody in this marketplace has ever seen anything like this,” said Bertrim. “There is a real live 1-800 number with a real live person manning the phone 7/24/365. I am just the point person who is bringing this to the real estate space.”</p>
<p>The <strong>Home Warranty Included</strong> program includes a zero deductable.</p>
<p>“As a home inspector you often have no way of knowing when items, and big-ticket items, are going to die,” said <strong>Larry Widdifield</strong> of Ottawa, a home inspector and residential eco-energy advisor. “This program takes care of that.”</p>

Members of the Ottawa Real Estate Board sold 1,568 residential properties in April through the Board&#8217;s Multiple Listing Service® system, compared with 1,530 in April 2011, an increase of 2.5 per cent.<br />
April&#8217;s sales included 300 in the condominium property class, and 1,268 in the residential property class. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.<br />
&#8220;Sales in April indicate a steady Ottawa market as we sail through spring,&#8221; remarks Ansel Clarke, President of the Ottawa Real Estate Board. &#8220;Re-sale housing inventory is up by 6.9 per cent since last year, and interest rates continue to be low, indicating that Ottawa remains in a healthy, stable market.&#8221;<br />
The average sale price of residential properties, including condominiums, sold in April in the Ottawa area was $364,077, an increase of 3.7 per cent over April 2011. The average sale price for a condominium-class property was $272,851, an increase of 6.7 per cent over April 2011. The average sale price of a residential-class property was $385,660, an increase of 2.6 per cent over April 2011. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold.</p>

Google Apps offer a much deeper integration with mobile devices, and other online services like Face book, Google+ Twitter and many more social and community sites. <p>Of those sales, 253 were condominiums while 809 were Freehold residential properties. Condos include any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties, which are co-operatives, life leases and timeshares. Freehold includes all other residential properties.</p>
<p>&#8220;Condos were the main driver of resale home sales in October, with condo sales up 14.5 per cent from the same month in 2010, whereas residential property sales numbers were near-identical to last year&#8217;s,&#8221; said Ottawa Real Estate Board President Joanne Tibbles. &#8220;We&#8217;ve been hearing a lot about the rising popularity of condos in Ottawa and these numbers certainly support that, but it&#8217;s just one piece of our steady resale market, with sales very near the five-year average for October. Also, listing inventory and days on market are both up slightly as we move towards the end of the year,&#8221; she added.</p>
<p>The average sale price of residential properties, including condominiums, sold in October in the Ottawa area was $337,797, an increase of 2 per cent over October 2010. The average sale price for a condominium was $259,316, a decrease of 1.5 per cent over October 2010. The average sale price of a Freehold residential property was $362,341, an increase of 3.7 per cent over October 2010.</p>

<p>“Through the summer, the resale housing market has picked up some momentum and made up for the quiet start to 2011; this year’s unit sales to date are now within a percentage point of the number of homes sold by this time last year. However, we are seeing that homes are taking slightly longer to sell than they did in July,” said Board President Joanne Tibbles. “Interest rates are still low, which continues to motivate many buyers and sellers, but a more balanced market means more properties for buyers to choose from, which often leads to a longer selling time,” she added.</p>
<p>The average sale price of residential properties, including condominiums, sold in August in the Ottawa area was $337,372, an increase of 6.2 per cent over August 2010. The average sale price for a condominium-class property was $252,999, an increase of 3.1 per cent over August 2010. The average sale price of a residential-class property was $360,405, an increase of 6.3 per cent over August 2010. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold.</p>
<p>The Ottawa Real Estate Board is an industry association of 2,700 sales representatives and brokers in the Ottawa area, and in 2011 is celebrating 90 years of service to its members. Members of the Board are also members of the Canadian Real Estate Association.</p>
